Every lot, every dollar, every meeting and every deadline — an association run by its own owners, from one desk.
UNDER DEVELOPMENT … COMING SOON
It starts with the lots. Each lot is one record with its owner, who lives there, and who casts its vote — a couple is one owner, a trust is the owner with its trustee as the person who gets the mail. The board and its committees are kept with dates served, and each committee has its purpose, its duties and its three seats. The File Cabinet holds the bylaws, the CC&Rs, minutes and everything the association prints, in folders; click a document and it opens. Meetings are kept as records — notice sent, who came, whether there was a quorum, each motion and its vote — and ballots are counted one vote to a lot. Assessments are raised, paid and chased; every owner has a statement; the budget sits beside what was actually spent; and the year ends in a balance sheet and a statement of income and expenses drawn straight from the ledger. The reserve study looks thirty years ahead from the association's own list of what it maintains. A project starts with a plain statement of what it is for, goes out to bid on a real scope, and becomes work orders that are done and costed. An owner's request to change their home goes to the architectural committee and is answered in writing. A violation follows its trail — notice, hearing, the committee's finding — and a fine can be set only from the schedule the board adopted and mailed. A calendar lists what the board must do through the year and when each thing is due, with the rule it comes from, and turns red when one is late; an owner's written request starts its own clock. The association's public web page is written and updated from inside the app, its board, committees and documents filled in from the books.
